Finish carpentry work begins.

Another busy week at the house with a good portion of the trim casing for the first floor windows and doors has been completed. Work on the rest of the trim work will have to take a hold for the next week while I am required to attend training for work. Mike the carpenter will begin installing the newels for the stairs along with the handrails. We still have the balusters on order and hope to have them installed by next week.

The rough grade was completed last wednesday and it almost looks like a final grade. The yard is really starting to look like a real home and not a construction site. The painters are also site and have begun installing Vulkem caulk for all of the joints. Some paint has been applied to the frount elevation and we hope to have the painting completed within the next week or two.

Tile work continues

We are in the home stretch for tile work. About 80% of the floor tile has been laid with only grouting left to be done. Most of the tile work would have been completed, but we ran out of tile for the Kitchen and had to order more. Also the lower level bathroom could not be tiled because Jack and his crew were still spraying texture and paint for the basement walls this week. I also would like to credit and thank my buddy Terry who helped assist in installing some of the kitchen slate tile.

I have started the installation for the master shower wall tiles. This is a slow process since the Travertine is so heavy only two rows can be installed at time until the mortar sets up and dries. What we have installed so far looks great on the walls.

We hope to have doors going in this week. I have elected to have Mike the carpenter help me install the doors. Each door is solid oak making for a lot of weight and work to do solo. The extra help will also help us move in a little sooner much to the delight of my parents. Thanks Mom and Dad.

Work continues on our home with some slow but steady progress being made. Much of the work being done now is by myself. This high workload has kept me very busy preventing more timely postings to the website. To date I have completed the hardwood floor installation which includes a wood inlay in the foyer and the front office. Most of the cabinetry is in place except for the bathrooms. Tiling is about 50% complete, some of the rooms will have slate and travertine which really slows the installation process due to the complexity of installation. Hardwood trim and doors should arrive on site within the next week and we hope to have this installed shortly there after. Electricians will return to the site this week to install outlets and switches. Our mason Scott should be on site this week also to start installing stone at the base of the outside columns and the fireplace.

Construction resumes.

Construction was put on hold for 3 weeks while the Village of Sussex placed a temporary weight limit on roads leading to the construction site. No trucks were able to deliver the materials we needed to continue with construction. On April 6th, the temporary weight restrictions were lifted allowing cement trucks, drywall trucks, insulation trucks, and excavation trucks to deliver much needed materials to the site.

As of today, April 13, we now have a basement floor and a freshly poured garage floor. The HVAC installation continues on the lower level with about 30% of the ducting installed. The heating system will have 3 seperate zones for which the temperature can be controlled seperately. In addition to the furnance being installed this week, a heat-pump will also be installed to help off-set heating and cooling costs.

The rough carpenters are back on the site installing walls for the lower level and stairs that will lead to the basement from the garage and the first floor. The dry wall installers will begin taping and mudding the walls this week, a process that should last for about another week. The excavator has been dropped off at the site and we hope to have the huge dirt pile in front of the house removed by Thursday. Once this dirt is moved, the mason’s can begin working on the porch. Once the porch is set up, the carpenters can finish installing the porch columns, beams and siding.

More work will continue on the lower level with electrical and plumbing installations.

Siding and Soffits halfway done

The house is really taking shape on the outside with nearly half of it covered in siding. The soffits and facia are also nearing completion. Next week construction will continue on the front elevation siding, soffits, eaves and porch overhang. Insulation should be started next week along with installation of a temporary furnace.

The colors shown in the pictures below are not the final colors of the home.

This has been another busy week. The utility company has hooked up electrical and gas service to the home. Also the carpenters are back on the job site and have begun construction on the exterior of the home. Some siding has already been hung on the rear of the house. Most of the trim boards around the windows are in place. Soon the soffits and facia will be constructed allowing for interior insulation to be installed.

This week I was able to run most of the TV and communications cable for the home. I have also started installing the central vac system for the first and second floor. Insulation should be installed later this week or next week. Workers are also prepping to install a temporary furnace in the basement. Once the temporary furnace is in place and running we hope to have the basement ground thawed which will allow concrete to be poured for the basement floor in the next week .

Construction continues to move forward with more progress made this week. Electrical work continues from last week with the wires being pulled on the second floor and some work started on the first floor. The roof is completed (less the gutters and trim work on soffits) and the rough plumbing on the first and second floors is compete.

I spoke briefly with the crew installing the sewer and water laterals today. They had their work cut out for them as they dug a trench 18 feet deep running from the house to the street. The ground was frozen beyond 3 feet deep making for very difficult digging. To complicate matters the work site also has limited space for excess dirt, so they were forced to dump it on the driveway.

Wow what a week. The carpenters are wrapping up their work this week with some arches added, soffits finished, and other minor details attended to. With the rough carpentry finished the plumbers, HVAC specialists and roofers have joined the work site. On Tuesday their work was evident with some plumbing vent pipes and drains installed. Also most of the first and second floor HVAC duct work has been installed. The roof has a tentative start date for Wednesday if the weather cooperates with no snow.

The carpenters are off to a strong start this week despite much colder temperatures and stronger winds. The main roof has taken shape with both gables constructed and all OSB plywood panels in place. The garage roof is nearing completion with only the gable left to be built and covered. The front porch overhang has not been constructed yet, but all of the trusses are on site ready for installation. The windows have been delivered to the site along with the temporary construction doors.

This was another productive week for the carpenters with near perfect weather for January in Wisconsin. The second floor framing was completed and trusses for the house were installed. Workers have begun installing the plywood panels that will cover the roof. Next week will be another big week with roof construction on the gables, and construction on the porch overhang (weather permitting).
